Resolved, that the Heritage Grimsby Advisory Committee supports the findings of the Letourneau Heritage Consulting Inc. Technical Memorandum; And that additional zoning regulations are necessary with regard to height, scale, massing and setbacks in order to ensure compatibility with the downtown heritage resources and landscape. Site plan should include additional step backs on Doran, from the third storey, including the parking garage, and from the third storey and above on Main Street. Zoning should include no balconies encroaching into the step back. We would like to see the height in accordance with the Official Plan, which is four storeys. The Heritage Committee recommends further step backs from those currently proposed, to be integrated into the official Site Plan.
