Resolved that Submission A-11/13 by 1877964 Ontario Inc., to allow for the construction of a three storey commercial building with a front yard of .9 metres, an easterly side yard of 2.0 metres, an easterly landscape strip of 2.0 metres, a rear yard landscape strip of Page 3 of 4 Committee of Adjustment April 30, 2013 2.2 metres, with 13 parking spaces, and no loading space in a General C3 Zone at # 274 Main Street East, Grimsby be approved with conditions for the following reasons: 1. The Variance is minor in nature. 2. The intent of the Official Plan and Zoning By-law is maintained. 3. The proposal is desirable for the appropriate development of the land. Subject to the following conditions: a) That the applicant enters into a site plan agreement with the Town of Grimsby.

The Variance is not minor in nature. 2. The intent of the Official Plan and Zoning By-law is not maintained. 3. The proposal is not desirable for the appropriate development of the land.
